1. Holiday Times: Bookings are from 3pm on the day of arrival to 10am on the day of departure.
Weekly lettings start and finish on a Friday unless otherwise notified. A weekend booking is for a stay of up to 3 nights.

2.Payment: If a booking is made 2 months or more before the start of the holiday a deposit of 30% is payable.
The remainder of the rent is due 2 months before the start of holiday.
2a. If a booking is made less than 2 months before the holiday is due to start, the full rent must be paid at the time of booking.
2b. Jerry and Ben’s do not and shall not be responsible for sending reminders of the due date for payment. The date will
be set out in the booking confirmation letter. If payment is not received by the due date the guest may lose their booking
and the deposit will be forfeit.

3. Cancellation: In the event of cancellation you will be liable for the full amount.
However we will endeavour to re-let your cottage and if this is possible we will reimburse you 75% of the total price.
We do advise that you take out Holiday Cancellation Insurance as a safeguard.

4. The Guest’s Obligations – the guest agrees:
4a. to take good care of the property and leave it in a clean and tidy condition at the end of the holiday.
4b. to pay for any breakages, losses or damages to the property and its contents caused by the guest or a member of their party.
4c. not to exceed the total number of guests stipulated in the property description.
4d. not to cause an annoyance or become a nuisance to occupants in adjoining properties.
4e. not to smoke inside the properties.

5. Pets: Jerry and Ben’s welcomes responsible pet owners. Pets are only allowed with the prior consent of Jerry and Ben’s.
Pets are not allowed in the bedrooms or on the furniture. Pets must not be left in the property unsupervised as this can
result in considerable damage to the property and distress to the pet. A weekly charge will be made for each pet.
Jerry and Ben’s Cottages share 2 acres of private grounds and pets must not be let out unsupervised in these grounds.
They must not be allowed to foul these grounds as they are for the enjoyment of all guests and young children play there.

6. Access: Jerry and Ben’s reserve the right to terminate your stay if guests are believed to be breaking any of the conditions.
The owners reserve the right to reasonable access to the property during your stay.

7. Linen: a change of linen (sheets, pillowcases, duvet covers, tea towels, bath mats and oven gloves) is provided
between holidays and weekly during holidays. Towels and tablecloths are not provided and guests should bring their own.

8. Water: Jerry and Ben’s has a private spring water supply. It is filtered and UV light treated. At times of very heavy
rain the water does become discoloured. We advise you to boil or buy bottled water at these times.

9. Price Changes: Jerry and Ben’s reserves the right to amend prices due to errors or omissions in the brochure but
such changes shall be notified to the guest as soon as possible. The owners make every effort to ensure that information given
on the website and in other literature is as accurate as possible, but reserve the right to make changes to the properties
as necessary.

10. Liability: Jerry and Ben’s will not be liable for any accident, damage, loss, injury expense or inconvenience,
whether to person or property, which the guest or other person may suffer or incur arising out of the rental.
In addition Jerry and Ben’s accept no liability for loss or damage to the guest’s possessions on our property or land.

11. The person signing the booking form must be a member of the party intending to occupy the property.
They must be over 18 years of age and agree to the booking conditions on behalf of all the guests occupying the property.
